Request for Bids – Downtown Commercial Development Site:
The City of Gonvick, Minnesota is inviting bids from developers, investors, and business owners for the purchase and development of a centrally located commercial property within the City. The City is offering the following property for sale by public bid: Lots 8–12, Block 7, Original Townsite of the City of Gonvick, Clearwater County, Minnesota. This property provides an opportunity for commercial or mixed-use development in the heart of Gonvick and is being offered to encourage new business activity and economic growth within the community.
Minimum Bid: $5,000
Permitted Development:
The property must be developed for commercial retail or office use, including: Retail businesses; Office space; or Mixed-use development that includes commercial retail or office space with apartment units
Prohibited Development:
The following uses will not satisfy the development requirements: Storage-only development; and Warehouse-only facilities without a retail or office component
Development Timeline:
A qualifying commercial retail or office business (or approved mixed-use development) must be substantially constructed and operational within five (5) years of closing.
Development Plan Requirement:
The successful bidder must submit a development plan, including building plans and a description of the proposed use, for review and approval by the City Council prior to construction.
Development Agreement:
The purchaser will be required to enter into a recorded Development Agreement with the City to ensure compliance with development requirements. The agreement will include provisions allowing the City to enforce the development timeline.
Bid Deadline:
All bids must be received by June 1, 2026.

The City of Gonvick reserves the right to reject any and all bids.
